Like every successful journey, it’s important to know where you’re going, and the overall route you’re going to take.

Below we’ve outlined the key stages of a construction project.

But every client’s journey is different - just as travellers to the same destination might take slightly different paths. There is no rigid ‘one size fits all’ with our projects - we’re proactive problem solvers, who deliver bespoke services to our clients, and  flexibility is essential.

So think of these stages outlined as the milestones along the route, rather than a fixed roadmap.

Initial consultation

This is where we start to get to know each other, as we set out on our journey together.

We listen as you tell us what you want from your construction project and together we’ll talk through your preferences, constraints and other factors that will influence our proposed solution.

Problem solving; Design phase

Having understood, in the initial consultation, what you want to achieve, this next stage is where we get into the detail of how we will make it happen. We’ll visit your site, agree the specification, materials and timeframe, price the work and draw up the contract.

If your organisation has to select via a tendering process, our problem solving and design will be done as a response to your Request for Proposal (RFP).

Once you accept our proposed solution

We’ll issue a formal letter of acceptance with an anticipated project commencement date and a staged payment plan. We’ll hold a pre-start meeting with you to:

● Introduce the Project Team from Ladkarn, and the the professional teams working on the project, if applicable.

● Clarify what you can expect from us throughout the process.

● Establish your preferred methods of contact and communication.

● Explain the programme of works.

● Go through the method statement, risk assessments, health and safety policies, working hours, and time and damages.

● Provide you with guidance on how to use the FONN app to track your project and communicate with our team.

Documentation phase

During this phase, we draw up the detailed documents that we will use to manage your construction project. For a domestic contract this includes:

● Detailed drawings and plans for construction and finishing
● Plans for groundworks if applicable
● Project plan with timelines and dependencies

Commercial contract documentation also includes:

● A site diary
● The site actual
● Variation order
● FF91 site safety forms
● Program updates

● Instant forms on site
● Site inspection form
● Handover forms
● Practical completion forms

Documentation phase

During this phase, we draw up the detailed documents that we will use to manage your construction project. For a domestic contract this includes:

This is where the rubber really hits the road in our journey (or the spade hits the soil!). Your build gets underway, and during this stage we:

● Issue the construction programme with key milestone dates
● Issue client decision programme with key milestone dates
● Send you weekly site updates
● Send you a monthly Health and Safety report
• Send monthly cost report
• Schedule monthly Design Team Meetings
• Send you monthly variation and omission updates

Construction phase

This is where the rubber really hits the road in our journey (or the spade hits the soil!). Your build gets underway, and during this stage we:

● Issue the construction programme with key milestone dates
● Issue client decision programme with key milestone dates
● Send you weekly site updates
● Send you a monthly Health and Safety report
• Send monthly cost report
• Schedule monthly Design Team Meetings
• Send you monthly variation and omission updates

Handover phase

Once construction is complete, we move to the final step - handing over your new building. In this stage, we:

● Take you through a full induction and demonstration on your new home or building.

● Take you through the operational maintenance manual for the property.

● Provide you with a comprehensive handover pack and a USB stick with all relevant manuals, certificates and warranties.

● Provide you with a comprehensive handbook with all specifications and chosen finishes.

● Provide you with our 12-month defect period and 10-year warranty cover.

● Guide you through the job ensuring all snagging is complete. If you are happy,  the job is signed off.  This is when the warranty is live and you are issued with a practical completion certificate.

● Send you a customer satisfaction questionnaire to complete, to give us your feedback about the project. Accountability is important to us, and the satisfaction questionnaire enables us to improve our process and services and create a good rapport and platform for future work. We very rarely only do one project for a client, repeat work is a result of our professional abilities and our accountability.

Handover phase

After sales phase

Our service doesn’t stop when you move in. Our Client Care team will help with any issues that might arise when settling in to your domestic or commercial build, even after formal sign-off.  

They will send you your handover pack, which includes the full specifications of the domestic or commercial property, together with any warranties for the building. If you do have any issues, large or small, tell the Client Care team, and they’ll find the people to put things right - fast.
